Located on Springvale Road in Melbourne’s geographical centre, Nexus Mulgrave epitomises a modern, sustainable business community designed to meet the needs of contemporary organisations and their employees.

This expansive business precinct combines state-of-the-art office spaces, premium amenities, and a commitment to environmental sustainability, making it an ideal location for businesses looking to thrive in Melbourne’s southeast. The latest developments include two new office buildings at 631 and 633 Springvale Road, collectively spanning over 20,000 square metres, constructed by Hickory. These buildings, designed to achieve 5 star Green Star Design and As-Built v1.2 and 4.5 star NABERS Energy ratings, highlight the precinct’s ongoing expansion and commitment to sustainability.

Nexus Mulgrave features multiple office buildings, each offering unique features and advanced facilities. The business park is situated approximately 20 kilometres from Melbourne’s CBD, providing excellent connectivity and accessibility. The office spaces available for lease range from 150 square metres to over 1,500 square metres, catering to businesses of various sizes.

Nexus boasts an array of on-site amenities, including cafes, a childcare centre, rooftop basketball, futsal, tennis and netball courts, 24/7 gym, and a running track with outdoor exercise stations, all designed to enhance work-life balance for tenants. Secure basement parking, hotel-style end-of-trip facilities, and Salta’s dedicated on-site property management teams ensure
high quality service, convenience and comfort.

2 Nexus Court is one of the buildings offering fully fitted office suites ranging from 221 to 518 square metres. This commercial property currently boasts refurbished new foyers, lobbies, amenities on each level, landscaped outdoor terraces and end-of-trip facilities — providing a comfortable and convenient work environment. Additional smaller suites of 150 to 31 square metres have also been completed on the second level of this building in early 2024.

Other notable developments within Nexus Mulgrave include 3 and 8 Nexus Court by Broad Construction.

Completed in 2015, 8 Nexus was built by Broad Construction, who were awarded the design and construction contract by Salta. This building features four levels of commercial office space and a double basement car park. 3 Nexus Court is an eight level car park with one level of office above, and features a café at ground level providing sought after amenity for the Nexus community. Broad Construction collaborated closely with Salta to reengineer the floor plate layout, structural design, and facade elements of both 3 and 8 Nexus Court. These efforts resulted
in additional net lettable areas and car parking spaces, and significant cost savings for the project.

In 2018, Salta opened a new $50 million building at 10 Nexus Court. This six-level and 8,400 square metre commercial office building, designed by Gray Puksand, includes amenities like a rooftop futsal and basketball court, end-of-trip facilities, and 300 car spaces — spread across three basement levels. The building showcases contrasting façades — precast
concrete facing the Monash Freeway and a curved glass curtain wall along Nexus Court.

Nik Tabain, Partner at Gray Puksand Architects, reflected on the precincts’ design philosophy, as he stated: “At Nexus, we have tried to reflect all the best aspects of a balanced work environment that meets the needs of modern workers: convenience, comfort, and flexibility.”

633 Springvale Road is the latest addition to Nexus Mulgrave. This building is part of the precinct’s ongoing expansion, emphasising its commitment to sustainability.

Designed to provide a holistic work environment, 633 Springvale Road offers a range of amenities to enhance the daily lives of its occupants. The landscaped outdoor terraces and gardens beautify the precinct and provide a tranquil environment for relaxation and socialisation.

The building also offers end-of-trip facilities — including showers and bike storage — which encourage active transport options for commuters.

Conveniently situated on Springvale Road close to the Monash Freeway, 633 Springvale Road offers excellent connectivity. The building is within easy reach of major transport routes. Both the building and the precinct are accessible via the M1 and EastLink, with local buses and nearby train stations like Glen Waverley, Westall, Clayton, Syndal, and Springvale further enhancing its accessibility.

This latest building stands out targeting a 5-star Green Star Design & As-Built v1.2 rating for environmentally sustainable design and construction, incorporating energy and water efficiency measures and the use of sustainable materials throughout its build.

Nexus Mulgrave is a testament to sustainable development, incorporating several features and initiatives that underline its commitment to environmental stewardship. The landscaped outdoor terraces and gardens align with biophilic design principles, enhancing mental health and productivity while providing a serene escape from the office environment.

Recreational amenities, such as a 1.4-kilometre running track and outdoor circuit gym, promote physical activity. Rooftop courts for various sports encourage an active lifestyle, and communal seating areas with timber canopies create inviting spaces for collaboration and casual meetings.

Sam Tarascio, Managing Director of Salta has also emphasised the company’s commitment to maintaining exceptional standards, as he stated: “It’s very important to Salta and our customers that Nexus Mulgrave continues to build on its position and reputation as Melbourne’s premium business park, which is one of the reasons we’ve recently invested $10 million into precinct and public realm upgrades.”

Nexus Mulgrave is a premier business precinct that combines modern office spaces, sustainable design, and a range of premium amenities. Its strategic location, state-of-the-art facilities, and commitment to environmental sustainability make it an attractive destination for businesses looking to thrive in
Melbourne’s southeast.

With ongoing investment and developments, Nexus Mulgrave is set to remain as the leading business community in the region.
